If you ask your agent for an estimated value, they must base their estimation on a comparative market analysis. This can be done either by:

  • Giving you their estimation in writing with their reasons. 

Comparable homes should be in a location near you and the sale of them should not be more than 6 months old.

Dishonest real estate agents use underquoting as a marketing strategy to catch buyers’ interest. Sometimes, agents keep the price as much as 30 percent below what the seller is willing to accept. This practice is misleading and may

  • Sell properties at much higher than the listing price.
